As a Global Real Estate Transaction Specialist, you will have overall responsibility to serve as the strategic interface between Global Real Estate and the business unit teams in the Americas. This role provides timely financial/strategic analysis and real estate transaction contract negotiation/execution to facilitate sound business decisions with respect to the corporation’s real estate assets to maximize their value in supporting the Corporation’s operations.

The Global Real Estate Transaction Specialist position is expected to work independently and handle a wide variety of complex real estate assignments/transactions with the ability to assess and recommend courses of action and lead the negotiation, execution and implementation of real estate contracts. The Global Real Estate Transaction Specialist will often coordinate or lead project teams, and in general, be looked upon by other team members as a source of financial, real estate, and business expertise.

Responsibilities:

  • Leads and/or supports contract negotiations, documentation, authorization and closing of lease/buy/sell transactions for real estate assets sometimes including the selection and management of commercial real estate brokers.
  • Works directly with the appropriate business unit representative and/or local site contact on transactions including small sales offices, land lease renewals, overflow/temporary warehouse leases, etc. This includes overseeing communications with the other transacting party, leading negotiations, and leading and working with third-party resources and coordinating documentation with legal counsel.
  • Assists in special real estate projects as requested by the Director – Global Real Estate. Special projects may include, but are not limited to, portfolio assessments for identification of cash generation opportunities, benchmarking with similar companies, etc.
  • Acts as a single point of contact for responding to all internal/external corporate real estate inquiries in the region and takes required action
  • Utilizes and supports the ongoing enhancement of the K-C Global Real Estate database (Costar)
  • Provides expertise and input, including vetting and summarizing of, real estate broker valuation estimates (Broker’s Opinion of Value [BOV]) to business units/divisions
  • Manages real estate due diligence activities (including but not limited to title reports, boundary surveys, environmental assessments, etc.) and coordinates all related activities including deliverables and vendor selection, documentation and system set up
  • Manages mineral rights interests for the Corporation including summarizing all existing rights, working with third party vendors for state registrations and valuations, and handling requests for transfers to surface rights owners
  • Coordinates buy/sell transaction closing processes with title companies including coordination with K-C Treasury on disbursements/receipts of funds
  • Handles all requests related to K-C property easements, right of ways, licenses, estoppels, SNDA’s, etc. and reviews transaction documents with legal counsel
  • Oversees broker engagement letters and listing agreements in region, including any external validation or vetting of recommended market commission rates
  • Performs comparative financial analyses (requiring discounted cash flow analysis experience) and project financial evaluation skills including the ability to translate a proposed real estate transaction structure into expected cash flows and addressing all financial reporting implications
  • Utilizes capital investment analysis and forecasting techniques to support real estate transactions
  • Assists with writing business case documentation, delegations of authority, authorization memos, lease classification forms (LCF's) [including lease versus buy analyses where applicable] and lease authorization requests (LAR's)

To succeed in this role, you will need the following qualifications:


Basic Qualifications:

  • Bachelor’s degree or higher, preferably in Real Estate, Finance, or Accounting
  • 5+ years’ experience working in corporate or commercial real estate, business consulting, relationship management and project management
  • Strong analytical and facilitation skills
  • Outstanding collaboration, influencing and communication skills

Preferred Qualifications:

  • Master’s degree or higher
  • Consulting experience
  • Previous experience negotiating complex corporate real estate and/or other business contracts
  • Experience working in a matrix organization, working closely with the business units to align global corporate real estate services and business strategies while demonstrating strong leadership skills
  • Ability to travel up to 25%.
